How I work
Most brokers describe the outcome. This page describes the paperwork: what I send you, when I send it, and in what form.
I write my reasoning down as I go, while the decision is still open, instead of reconstructing it afterwards from memory. You get the same record I keep.
Four stages. At the end of each one there’s something written down that you keep, whether or not the file goes any further.
Thirty minutes, no fee and no obligation. You tell me the situation, and I tell you which bits of it a lender will care about and which bits it won’t even notice. No credit check. Nothing lodged anywhere.
You end up holding: A short written summary of what we talked about and what I need next.
Returns, statements, commitments, your ATO position where it applies. I work out the income figure a lender will accept and write out how I got there, so you can check the arithmetic yourself.
You end up holding: Your borrowing position, with the calculation shown.
The lenders I looked at, the ones I ruled out, the policy point that ruled each one out, and the one I’d take your file to. You see all of it before the decision is made, not after.
You end up holding: A written comparison, plus what I’m paid and by whom.
I put the file in complete, deal with the lender, the valuer and the solicitor, and tell you where things are at each stage, including the stages where there’s nothing to report. After settlement I stay on the file for reviews and whatever comes next.
You end up holding: A named person to call, and an update every time the file moves.
Documents, not promises. They’re yours whether or not the file goes ahead, and you can forward any of them to your accountant.
Once I’ve read the file, before anything is lodged
One page. The income figure I’m using, which financial year or years it comes from, every add-back I’ve applied, and the commitments I’ve taken off. If your accountant disagrees with a line, they can point straight at it. That’s why it’s written down.
Before we agree where the file goes
A short comparison: whose policy fits your file, whose doesn’t, and the exact policy point that ruled each one out. Then the one I’d take it to, and why. You’re seeing my reasoning while the decision is still open, not a recommendation with the working rubbed out.
Before you commit to anything
I’m paid a commission by the lender that funds your loan. You get the figure for your file, and whether it changes between the lenders on your shortlist. If a fee applies, which happens on commercial and specialist files, you get that number before any work starts.
From lodgement to settlement
When something happens, you hear about it. When nothing has happened and you’d otherwise be wondering, you hear that too. I’d rather send you a boring message than leave you refreshing an inbox.
Most of my clients arrive because an accountant or a past client passed them on. If that’s you, start here. It’s the part that’s hard to describe second-hand. Then go and find your situation and see what a lender actually reads in a file like yours.
